Gulfstream Finance Corporation offers loan programs for commercial real estate loans. Commercial properties include: office, industrial, mini-storage, retail, hotels and healthcare facility. As a direct correspondent Lender to several lending institutions, our clients benefit by receiving direct pricing from each capital source. Loan amounts start from $250,000 to $100,000,000.

 

Up to 80% LTV

Loans from $250,000 to $100+ million

Floating rate interest only, acquisition/repositioning/rehab loans - 1,3, 5 10, 15, 20 year terms may be available. 

Fixed rate - 5, 7,10, 15 and 20 year terms - amortized over 25 or 30 years

Recourse and non-recourse

Other programs may be available on a case-by-case basis.

· FOREIGN NATIONAL PROGRAM

This loan program allows an non US citizen to qualify for a mortgage home loan in the United States. The requirements for this type of loan may be as follows:  

 

- In United States legally (passport or work visa)

- Several Recommendation Letters from your country.

- 30% Minimum Down Payment

- 35% Down Payment NO PROOF OF FUNDS required.

- You do NOT need a social security number, green card, U.S. work history, or credit history.

- No Documentation, No Credit Report

- No Income Verification (Stated - Not Verified)

- No Asset Verification (Stated - Not Verified)

 

• 107% refinance

This loan program allows you to refinance up to 107% of the value of your home. You can include closing costs.

 

• 100% no income verification

This loan program is specifically suitable for self-employed borrowers whereby no income verification is required. You may finance up to 100% on the value of the home.

 

• 100% or 125% refinance debt consolidation or home improvement

This loan program allows you to refinance up to 100% or 125% of the value of your home to pay off your debt or home improvements.

 

• Less than Perfect Credit Home Loans

This loan program is for individuals that have less than perfect credit and may be looking to clean up their credit.

 

• 95% investment property, no income verification (1-4 units)

This loan program allows you to finance up to 95% of an investment program without the need for income verification.

 

·  15, 30 or 40 Year Fixed Rate

This loan carries a fixed rate and payment for 15, 30 or 40 years accordingly.

  

· Adjustable Rate Mortgage (ARM)

This loan offers a super-low introductory rate and payment. The interest rate adjusts monthly, but the payments are based on the introductory rate for the first year.

 

·  5 Year Balloon

This loan has a fixed rate and payment for the first 3, 5 or 7 years. After that, the remaining balance owed is due in the form of a balloon payment.  

  

· 3/1 ARM or 5/1 ARM

This loan has a fixed rate and payment for the first 3 or years. After that, the rate and payment adjusts annually. 5/1 ARM

 

· LIBOR RATES (London Interbank Offered Rates): 2/6 LIBOR ARM, 3/6 LIBOR, 5/6 LIBOR, 7/6 LIBOR or 10/6 LIBOR

This loan has a fixed rate and payment for the first 2, 3, 5, 7 or 10 years. After that, the rate and payment adjusts every 6 months.

 

· Home Equity Line of Credit (HELOC 10/10)

This is a line of credit that is secured as a second mortgage, or in some cases a first mortgage, on your property.

 

· Fixed 30/15

This product is available for second mortgages also referred to as home equity loans. This loan offers a fixed rate. 

 

· Interest Only 7/6 LIBOR ARM or 10/6 LIBOR ARM

The loan has a rate that is based on the LIBOR (London Interbank Offered Rates) index. It is fixed for the first 7 or 10 years, then converts to adjustable rate loan, changing every 6 months for the remaining loan term.

 

· Interest Only 3/1 Treasury ARM or 5/1 Treasury ARM

The loan has a rate that is tied to the monthly average of Treasury securities index with a constant maturity of one year as published in The Wall Street Journal. It is fixed for the first 3 or 5 years, and then converts to adjustable rate loan, changing every 12 months for remainder of the loan term.
